{"id":6855,"date":"2017-12-08T06:30:56","date_gmt":"2017-12-08T11:30:56","guid":{"rendered":"http:\/\/teammovemortgage.com\/?p=6855"},"modified":"2021-01-17T18:35:51","modified_gmt":"2021-01-17T18:35:51","slug":"va-certificate-eligibility-benefits","status":"publish","type":"post","link":"https:\/\/teammovemortgage.com\/blog\/va-certificate-eligibility-benefits\/","title":{"rendered":"6 Reasons to Get Your Certificate of Eligibility Before Buying"},"content":{"rendered":"<p>In order to get a <a href=\"http:\/\/teammovemortgage.com\/va-loan\/\">VA loan<\/a>, it is important to make sure that the Veteran is first eligible for VA.\u00a0 Often, we are able to get the VA Certificate of Eligibility for the Veteran within\u00a0a couple minutes online.\u00a0 But, there are times that this information is not available online.\u00a0 Therefore a Veteran has a couple of options:\u00a0 With certain documentation provided up-front, we can request the COE from VA.\u00a0 Also the Veteran may request the COE directly from the <a href=\"https:\/\/www.va.gov\/\">Department of Veteran Affairs<\/a>.\u00a0 Either way, there are at least 6 reasons to obtain the VA COE prior to going under contract.\u00a0 The following can cause delays at minimum, but may also potentially cause a cancelled contract.\u00a0 So, let&#8217;s make sure that you are on the right track towards owning a house with the right loan!<\/p>\r\n<h2>6 Reasons to Get Your VA Certificate of Eligibility Prior to Purchase Contract<img loading=\"lazy\" decoding=\"async\" class=\"alignright size-medium wp-image-6863\" src=\"https:\/\/teammovemortgage.com\/blog\/wp-content\/uploads\/2017\/12\/AdobeStock_72381065-2-300x210.jpeg\" alt=\"VA certificate of eligibility \" width=\"300\" height=\"210\" \/><\/h2>\r\n<ol>\r\n<li><!--{cke_protected}{C}%3C!%2D%2D%20x-tinymce%2Fhtml%20%2D%2D%3E-->Veteran may not\u00a0have eligibility<\/li>\r\n<li>Could be a prior VA loss from short sale or foreclosure<\/li>\r\n<li>May have an existing VA loan that will not be satisfied prior to the new purchase<\/li>\r\n<li>Surviving spouse may need to go through process of getting eligibility<\/li>\r\n<li>Verifies\u00a0if first time or subsequent use of VA loan<\/li>\r\n<li>Determines if Veteran is exempt from the funding fee<\/li>\r\n<\/ol>\r\n<h3>Veteran May Not Have Eligibility<\/h3>\r\n<p>Sometimes <a href=\"https:\/\/www.military.com\/\">Veterans<\/a> have\u00a0already obtained their COE\u00a0or used <a href=\"http:\/\/teammovemortgage.com\/blog\/2016\/08\/30\/va-entitlement-code-explained\/\">VA entitlement<\/a> before.\u00a0 If not, Veterans may\u00a0state they believe they have VA entitlement available.\u00a0 Although, sometimes Veterans are mistaken.\u00a0\u00a0One reason a Veteran may not be eligible\u00a0includes not having enough time and credits in the reserves.\u00a0\u00a0For instance, a\u00a0Veteran\u00a0may have been a member of the reserves, yet did not complete enough training to qualify for a VA certificate of eligibility.\u00a0 Also, less than honorable discharge would create an issue.\u00a0 If the Veteran or our loan officer feels there is a chance of VA eligibility, we are happy to facilitate the request for the VA certificate of eligibility.\u00a0 We like to make sure of this status very early in the process to prevent issues later.\u00a0 Make sure to have your <a href=\"http:\/\/teammovemortgage.com\/blog\/2015\/05\/23\/dd214-va-records\/\">DD214<\/a> or NGB Form 22 (reservists) so that we can request your COE. [av_button_big label=&#8217;Request Your DD214 Online or By Phone&#8217; description_pos=&#8217;below&#8217; link=&#8217;manually,http:\/\/teammovemortgage.com\/blog\/2015\/05\/23\/dd214-va-records\/&#8217; link_target=&#8217;_blank&#8217; icon_select=&#8217;no&#8217; icon=&#8217;ue800&#8242; font=&#8217;entypo-fontello&#8217; custom_font=&#8217;#ffffff&#8217; color=&#8217;theme-color&#8217; custom_bg=&#8217;#444444&#8242; color_hover=&#8217;theme-color-subtle&#8217; custom_bg_hover=&#8217;#444444&#8242;][\/av_button_big]<\/p>\r\n<h3>Using VA with a Prior Short Sale or Foreclosure<\/h3>\r\n<p>Having a prior VA short sale or foreclosure is not the end of the world.\u00a0 But it does affect a Veteran&#8217;s entitlement available.\u00a0 Therefore it could potentially affect the VA loan.\u00a0 Using VA to purchase another home while the Veteran&#8217;s entitlement is tied up is called &#8220;<a href=\"http:\/\/teammovemortgage.com\/blog\/2015\/05\/23\/bonus-entitlement-2nd-tier-entitlement\/\">bonus entitlement<\/a>&#8220;.\u00a0 The amount of the loss that VA incurred determines how much entitlement is used up.\u00a0 The good thing is, assuming the buyer qualifies, VA will allow it&#8217;s use again in a very short time after one of these events.\u00a0 Although, there are some areas our loan officers will review with the Veteran after receiving\u00a0the VA COE.\u00a0 First, the loan amount must be $144,000 or higher when using bonus entitlement.\u00a0 Additionally, at a certain price point, the 100% feature goes away.\u00a0 Then, the Veteran may have a down payment requirement.\u00a0 The amount depends on the purchase price plus entitlement available. [av_button_big label=&#8217;Why a First Time Buyer Should Avoid an Online Mortgage Lender Process&#8217; description_pos=&#8217;below&#8217; link=&#8217;manually,http:\/\/teammovemortgage.com\/blog\/2017\/07\/05\/first-time-home-buyer-loan\/&#8217; link_target=&#8217;_blank&#8217; icon_select=&#8217;no&#8217; icon=&#8217;ue800&#8242; font=&#8217;entypo-fontello&#8217; custom_font=&#8217;#ffffff&#8217; color=&#8217;theme-color&#8217; custom_bg=&#8217;#444444&#8242; color_hover=&#8217;theme-color-subtle&#8217; custom_bg_hover=&#8217;#444444&#8242;][\/av_button_big]<\/p>\r\n<h3>Existing VA Loan Ties Up VA Entitlement<\/h3>\r\n<p>A lot of <a href=\"https:\/\/www.realtor.com\/\">Realtors<\/a>, Veterans, and even loan officers don&#8217;t realize that having two VA loans at once is very possible.\u00a0 If a Veteran currently has a VA loan which will not be satisfied prior to the new closing, we need to perform research.\u00a0 This research will include obtaining the certificate of eligibility to determine the entitlement available for the <a href=\"http:\/\/teammovemortgage.com\/blog\/2015\/07\/03\/va-bonus-entitlement\/\">2nd VA loan<\/a>.\u00a0 These results will determine if down payment is required or not.\u00a0 Plus, if the buyers need to put down some money, it may even be possible to have the seller pay this!\u00a0 <a href=\"http:\/\/teammovemortgage.com\/blog\/2015\/05\/23\/bonus-entitlement-2nd-tier-entitlement\/\">Learn more about having two VA loans at once<\/a>.<\/p>\r\n<h3>Surviving Spouse Process for Being VA Eligible<\/h3>\r\n<p>Under certain circumstances, even the surviving spouse of a deceased Veteran may be eligible for a VA loan.\u00a0 In order to find out, the surviving spouse would go through the same VA certificate of eligibility process that a Veteran would.\u00a0 If the surviving spouse has not applied before, there is some required documentation we will help submit to the VA.\u00a0\u00a0Furthermore, keep in mind that just because\u00a0a spouse is receiving Dependency and\u00a0Indemnity Compensation (D.I.C.), it does not mean VA eligibility.\u00a0 There are very specific requirements for VA to approve surviving spouses and we are happy to help.\u00a0 It is a great program and benefit if able to use it!<\/p>\r\n<h3>Determines if First Time or Subsequent Use of VA Eligibility<\/h3>\r\n<p>Contrary to what many think, VA home loans may be used many times by Veterans.\u00a0 As mentioned above, there is a limit of having\u00a0two VA loans at once though.\u00a0 Another big reason to get the COE up-front is that\u00a0there is a difference in cost between a first time and subsequent use.\u00a0 Most know if they have had a VA loan before, but some forget.\u00a0 So, that is why it is important to verify the difference in cost so it is disclosed correctly to the buyer.\u00a0 You can see the applicable funding fees below.
