There are Options for Veterans with VA Manual Underwriting"},"content":{"rendered":"<p>If you have applied for a VA mortgage, chances are that the scenario was run through an automated system.\u00a0 These days mortgage lenders use Automated Underwriting Systems (AUS) for preapprovals for about every type of loan.\u00a0 Obviously, not all loans get approved.\u00a0 But even if a borrower does not get an automated approval, there is still a chance of using VA manual underwriting to get loan approval.\u00a0 Examples of automated underwriting systems used by lenders include:<\/p>\n<ul>\n<li>Desktop Underwriter &#8211; <a href=\"http:\/\/fanniemae.com\/portal\/index.html\">Fannie Mae<\/a> version<\/li>\n<li>Loan Prospector &#8211; <a href=\"http:\/\/www.freddiemac.com\/\">Freddie Mac<\/a><\/li>\n<li>GUS &#8211; USDA AUS<\/li>\n<\/ul>\n<p>Although DU and LP are Fannie and Freddie systems, they\u00a0are both used for <a href=\"https:\/\/www.ebenefits.va.gov\/ebenefits\/homepage\">VA loans<\/a>.\u00a0 Then, lenders and investors decide if they will use DU, LP, or both for loan scenarios.\u00a0 GUS, Guaranteed Underwriting System, is only used for <a href=\"http:\/\/teammovemortgage.com\/usda\/\">USDA loans<\/a>.\u00a0\u00a0It is not used for\u00a0VA.<\/p>\n<h2>What do Automated Underwriting Systems Do?<img loading=\"lazy\" decoding=\"async\" class=\"alignright size-medium wp-image-6728\" src=\"https:\/\/teammovemortgage.com\/blog\/wp-content\/uploads\/2017\/10\/AdobeStock_98251594-1-300x200.jpeg\" alt=\"VA manual underwriting\" width=\"300\" height=\"200\" \/><\/h2>\n<p>When you hear a lender tell you that the loan is <a href=\"http:\/\/teammovemortgage.com\/blog\/2016\/02\/18\/pre-qualification-letter-why-are-realtors-requiring-it-before-showing-homes\/\">preapproved<\/a>, that normally means an AUS has provided an acceptance for the scenario input.\u00a0 The systems use the credit report and the information provided from the <a href=\"http:\/\/teammovemortgage.com\/blog\/2017\/05\/10\/va-home-loan-process\/\">loan application<\/a>.\u00a0 Then, preapprovals are only as good as the data that has been input.\u00a0 For instance, if a loan officer does not ask enough questions, there could be incomplete or inaccurate data.\u00a0 Additionally, if the borrower does not provide enough relevant information to the loan officer, then the AUS approval could be false.\u00a0 So, preapprovals are just what they say and that is, based on the information known at this time it appears the loan could work.\u00a0 Ultimately, it is important to take the loan from preapproval stage to fully documented and approved as quickly as possible.<\/p>\n<blockquote><p><strong>&#8220;Correct information up-front = more accurate VA preapprovals!&#8221;<\/strong><\/p><\/blockquote>\n<p>Another purpose of automated underwriting systems is that they provide a stipulations list that a lender must obtain in order for the <a href=\"http:\/\/teammovemortgage.com\/va-loan\/\">Veterans Administration <\/a>to back the loan.\u00a0 The results of these systems can vary widely and typically the\u00a0documentation requirements\u00a0depend on the file type and risk for the scenario.\u00a0 For instance, high credit scores with low debts compared to <a href=\"https:\/\/www.irs.gov\/\">income<\/a>, and great monetary assets would typically require less documentation.\u00a0 Conversely, if a scenario is not as strong then the AUS findings may ask for more documentation.\u00a0 Furthermore, if the scenario has too many risk factors, it may come back as what is called a &#8220;refer&#8221;.\u00a0 If a file receives a refer, it means that the file must be manually underwritten.<\/p>\n<h2 style=\"text-align: center;\"><a href=\"http:\/\/teammovemortgage.com\/blog\/2014\/10\/10\/va-loan-minimum-credit-score\/\">Click Here for Minimum Credit Score for VA Loans<\/a><\/h2>\n<p>[av_button_big label=&#8217;Statement of Service Letter Requirements for a VA Loan&#8217; custom_bg_hover=&#8217;#444444&#8242;]<br \/>\nThis is one of the most popular topics we are asked on VA loans<br \/>\n[\/av_button_big]<\/p>\n<h2>VA Manual Underwriting Helps Military &amp; Veteran Buyers<\/h2>\n<p>So, not everyone&#8217;s credit is perfect.\u00a0 Although many scenarios that may have a lower credit score, higher debt ratio, or other risk factor, it is often possible to get an automated preapproval.\u00a0 But, for borrowers that get a refer,\u00a0a VA manual underwriting may help.\u00a0 First of all, not all VA lenders offer manual underwriting.\u00a0 The good news is that we do!\u00a0 In addition, where some lenders only use DU or LP for VA preapprovals, we can use either one.\u00a0 Sometimes that helps as one AUS may approve the file where the other does not.<\/p>\n<p>If a file\u00a0must go through manual underwriting, there is also a maximum debt ratio.\u00a0 The standard maximum debt ratio for VA manual underwriting is 41%.\u00a0 But, with compensating factors\u00a0VA borrowers\u00a0may get approved\u00a0up to 43%!\u00a0 When we say maximum VA debt ratio, keep in mind that this is the debt ratio accounting for all monthly payments plus it is for VA manual underwritten file.\u00a0 Automated approvals may potentially go much higher into the mid 50&#8217;s percentage.<\/p>\n<blockquote><p>&#8220;With compensating factors, VA borrowers may get approved up to 43%!&#8221;<\/p><\/blockquote>\n<h2>Compensating Factors\u00a0Help VA Manual Underwriting Files<img loading=\"lazy\" decoding=\"async\" class=\"alignright size-medium wp-image-6729\" src=\"https:\/\/teammovemortgage.com\/blog\/wp-content\/uploads\/2017\/10\/approved-stamp-Copy-300x168.jpg\" alt=\"VA manual underwriting\" width=\"300\" height=\"168\" \/><\/h2>\n<p>Not everything is cut and dry in lending, so there are times where compensating factors can make the difference.\u00a0 It can even make a difference in\u00a0going from a\u00a0denial\u00a0to approval.\u00a0 So, if a borrower has a lower credit score or other elevated risk, these factors could help.<\/p>\n<ul>\n<li><a href=\"http:\/\/teammovemortgage.com\/blog\/2015\/08\/15\/rent-tips-first-time-buyers\/\">Verifiable on-time rent history<\/a><\/li>\n<li>Asset reserves &#8211;
