Tips<\/h2>\n<p>Too often borrowers incur extra costs and have delays in the mortgage process because of preventable issues on the appraisal.\u00a0 Knowledge and preparation of appraisal requirements will help avoid many\u00a0problems on the purchase or sale of a property.\u00a0 It even helps on a refinance as the same guidelines apply.\u00a0 Government loans like FHA, USDA, and VA are more strict on condition requirements than conventional Fannie Mae or Freddie Mac loans.\u00a0\u00a0Knowledge and effort saves money.\u00a0 Therefore we have used appraiser comments\u00a0on previous appraisal reports to compile\u00a0a detailed list for Realtors, buyers, and sellers to use.<\/p>\n<h2>Appraisal Requirements &amp; Tips List<\/h2>\n<figure id=\"attachment_4406\" aria-describedby=\"caption-attachment-4406\" style=\"width: 300px\" class=\"wp-caption alignright\"><img loading=\"lazy\" decoding=\"async\" class=\"wp-image-4406 size-medium\" src=\"https:\/\/teammovemortgage.com\/blog\/wp-content\/uploads\/2015\/05\/fire-hydrant-house-300x200.jpg\" alt=\"Appraisal requirements and tips for realtors, buyers, and sellers\" width=\"300\" height=\"200\" \/><figcaption id=\"caption-attachment-4406\" class=\"wp-caption-text\">What&#8217;s wrong with my house?<\/figcaption><\/figure>\n<p>To reduce the likelihood of the appraiser\u00a0re-inspecting the property, we suggest to review and\/or repair the following:<\/p>\n<ul>\n<li>Make sure all areas of the property are available and unlocked.\u00a0 This includes the attic, crawl space, garage, and rooms.<\/li>\n<li>Make sure the utilities are working, including hot water and power<\/li>\n<li>Safety concerns such as exposed wires \/ missing outlet covers, curled up or ripped flooring (tripping hazard), loose handrails, or anything else considered a hazard should be corrected.<\/li>\n<\/ul>\n<ul>\n<li>Utilities not operating:\u00a0 hot water, power, permanent heat source<\/li>\n<li>No access to crawl space or attic<\/li>\n<li>Peeling paint on homes built prior to 1978 must be scraped &amp; painted on <a href=\"https:\/\/teammovemortgage.com\/fha-loans.php\" rel=\"noopener noreferrer\"><span style=\"text-decoration: underline;\">FHA<\/span><\/a>,<a href=\"https:\/\/teammovemortgage.com\/usda-loans.php\" rel=\"noopener noreferrer\"><span style=\"text-decoration: underline;\"> USDA<\/span><\/a>, <a href=\"https:\/\/teammovemortgage.com\/va-loans.php\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"text-decoration: underline;\">VA<\/span><\/a> loans (appraiser may\u00a0require\u00a0for conventional loans if appraiser feels it is required)<\/li>\n<li>Steps not permanently attached<\/li>\n<li>Hot water heater not working<\/li>\n<li>Extra dwellings such as a manufactured home on the property<\/li>\n<li>Water stains on the ceiling.\u00a0 There could be an active leak to check.<\/li>\n<li>Window casings, handrails, steps, or\u00a0soffit with rotten wood<\/li>\n<li>No built-in appliances (stove for instance) on a government loan<\/li>\n<li>Missing shingles or excessive broken shingles<\/li>\n<li>Excessive water or moisture in crawl space<\/li>\n<li>Signs of termite damage (remove loose wood or cardboard from underneath the house as it promotes termites)<\/li>\n<li>Partially completed improvements or repairs<\/li>\n<li>Non-permitted additions<\/li>\n<\/ul>\n<h2>Easiest to Avoid Appraisal Issues<\/h2>\n<p>Believe it or not, the most common reasons for buyers paying an extra $100 &#8211;
