explains how it can take 5, 10, or more years to save up for a down payment in many markets!\u00a0\u00a0But USDA does not require a down payment.\u00a0 Therefore, why wait when a purchase could be possible right now?<\/p>\n<p>In addition, USDA\u00a0even allows for the seller to pay up to 6% of the purchase price in closing costs for the buyer.\u00a0 This feature could make a <a href=\"http:\/\/www.homes.com\/\">home<\/a> purchase truly a no money out of pocket transaction!\u00a0 Furthermore, an affordable monthly payment is key to most buyers.\u00a0 Well, USDA not only has a 30 year fixed rate but it also has a very low financed funding fee and monthly mortgage insurance.\u00a0 When Rural Development lowered the funding fee and annual fee (type of mortgage insurance included in the payment), it made USDA\u00a0an even bigger benefit to buyers.<\/p>\n<h2 style=\"text-align: center;\"><a href=\"http:\/\/teammovemortgage.com\/blog\/2016\/04\/30\/2016-2017-usda-funding-fee\/\">USDA Funding Fee &amp; Septic<\/li>\n<li>Flood Insurance<\/li>\n<\/ul>\n<h2>USDA Site Requirements<img loading=\"lazy\" decoding=\"async\" class=\"alignright size-medium wp-image-6388\" src=\"https:\/\/teammovemortgage.com\/blog\/wp-content\/uploads\/2017\/06\/country-setting-300x200.jpg\" alt=\"usda eligibility site requirements\" width=\"300\" height=\"200\" \/><\/h2>\n<p>Prior to this revision, there wasn&#8217;t a lot of language about the site or land requirements for USDA.\u00a0 To qualify, a property must be predominately residential in use, character, and design.\u00a0 Additionally, there is no specific limitation to acreage.\u00a0 But the appraiser must explain how the subject property compares to other properties in the area as well as adjustments to comparable properties.\u00a0 Basically, this means there must be similar <a href=\"https:\/\/www.trulia.com\/\">sold properties <\/a>in the area to allow acreage.<\/p>\n<h2>USDA Income Producing Buildings<\/h2>\n<p>Not long ago, USDA Rural Development would not allow properties to have farming characteristics.\u00a0 For example, some rows in a field or hay bales under a barn would disqualify a property.\u00a0 Rules have relaxed since then.\u00a0 The new rules state that a property with buildings primarily for income producing activities are not eligible.\u00a0 But buildings that used to be income producing and are now used for storage are allowed.\u00a0 Furthermore, minimal income producing activities such as a garden are ok.\u00a0 Also <a href=\"https:\/\/www.indeed.com\/\">home based businesses <\/a>such as childcare or product sales that do not require commercial real estate are allowed.<\/p>\n<h2>USDA Accessory Dwelling Unit<\/h2>\n<p>Sometimes a property has an additional living space such as an in-law suite or maybe even a separate dwelling.\u00a0 USDA eligibility now requires that appraisers determine if the extra living space is considered a two unit property.<\/p>\n<h2>USDA Zoning &amp; Economic Life<\/h2>\n<p>These topics are new to the USDA eligibility guidelines.\u00a0 The property must comply with local zoning and restrictions.\u00a0 The appraisal must reflect if the property is considered legal nonconforming, plus if it affects the value of the property.\u00a0 The condition of a property is important to USDA loans.\u00a0 So the appraisal must state that the remaining economic life of the property meets or exceeds the 30 year USDA term.<\/p>\n<h2>USDA Appraisal Requirements<\/h2>\n<p>Like all mortgage loans, the appraisal plays an integral part of the approval process.\u00a0 It not only tells borrowers and lenders the value, but also the condition as well.\u00a0 One of the recent changes to the appraisal is the age of it.\u00a0 The appraisal may be up to 150 days old at closing rather than 120.\u00a0 Although the appraisal may be up to 240 days old at closing with a one time re-inspection completed by the appraiser.\u00a0 Check out our article &#8220;<a href=\"http:\/\/teammovemortgage.com\/blog\/2016\/10\/03\/appraisal-issues-explained\/\">Appraisal Issues &#8211;
