Basically, a buyer may close on the purchase and sale of a home on the same day in the following counties.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">SC Targeted Counties<\/h3>\n\n\n\n<p>Targeted SC counties include&nbsp;<a href=\"https:\/\/en.wikipedia.org\/wiki\/Horry_County,_South_Carolina\">Horry<\/a>, Georgetown, Abbeville, Allendale, Bamberg, Barnwell, Beaufort, Berkeley, Calhoun, Cherokee, Chester, Chesterfield, Clarendon, Colleton, Darlington, Dillon, Dorchester, Edgefield, Fairfield, Florence, Georgetown, Hampton, Jasper, Kershaw, Laurens, Lee, McCormick, Marion, Marlboro, Newberry, Orangeburg, Saluda, Sumter, Union, Williamsburg.&nbsp;<\/p>\n\n\n\n<div class=\"wp-block-button\"><a class=\"wp-block-button__link has-text-color has-very-light-gray-color\" href=\"http:\/\/teammovemortgage.com\/blog\/2018\/12\/28\/first-time-home-buyer-sc\/\">First Time Home Buyer Programs in SC<\/a><\/div>\n\n\n\n<h3 class=\"wp-block-heading\">First Time Buyer Exceptions in Non-Targeted SC Counties<\/h3>\n\n\n\n<p>The down payment assistance SC program makes exceptions for the first time buyer rule. If buyers fit the following categories in a non-targeted SC county, being a first time home buyer is not required.<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Single parents<\/li><li><a href=\"https:\/\/www.ebenefits.va.gov\/ebenefits\/homepage\">Veterans<\/a><\/li><li>Individuals or families with <a href=\"https:\/\/www.ssa.gov\/\">disabilities<\/a><\/li><\/ul>\n\n\n\n<p>So, SC State Housing&#8217;s DPA product is as flexible as can be for many South Carolina buyers.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Down Payment Assistance SC Income Limits<\/h3>\n\n\n\n<p>As with most DPA products, there are maximum household income limits in order to qualify.&nbsp; Household income limits are based on the number of people living in the <a href=\"https:\/\/www.trulia.com\/\">home<\/a>.&nbsp; Additionally, all income received by each household member 18 and older must be included under the limit.&nbsp; <\/p>\n\n\n\n<p>Keep in mind, if using <a href=\"http:\/\/teammovemortgage.com\/usda\/\">USDA<\/a> for the first mortgage, that the USDA household income limit must be met as well.&nbsp; Each county has its own income limit.&nbsp; These limits are divided among 1 &#8211; 2 family members and 3 or more members.&nbsp; Furthermore, they are broken down into groups of targeted versus non-targeted.&nbsp; So first find your county in a targeted or non-targeted county.&nbsp; <\/p>\n\n\n\n<p>Next, look under the list for the number of household members which will occupy the home.
