It is typically used to lower an interest rate or term.\u00a0 But another very helpful <a href=\"http:\/\/www.military.com\/\">Veteran<\/a> benefit is the VA cash out refinance.\u00a0 Although, just because it is called a &#8220;cash out&#8221; refinance, that doesn&#8217;t mean a homeowner must receive cash.\u00a0 This <a href=\"https:\/\/www.va.gov\/\">Veteran Administration <\/a>loan just calls anything but an <a href=\"http:\/\/teammovemortgage.com\/blog\/2015\/09\/05\/va-refinance-irrrl\/\">interest rate reduction refinance\u00a0loan (IRRRL) <\/a>a cash out refinance.\u00a0 So the focus of this article is to explain how this refinance works and how it could benefit a qualifying borrower.<\/p>\n<h2>VA Cash Out Refinance Loan Allows the Following:<\/h2>\n<ul>\n<li>Refinance a <a href=\"http:\/\/fanniemae.com\/portal\/index.html\">conventional<\/a>, <a href=\"https:\/\/www.rd.usda.gov\/\">USDA<\/a>, or <a href=\"https:\/\/portal.hud.gov\/hudportal\/HUD\">FHA<\/a> loan<a href=\"https:\/\/teammovemortgage.com\/blog\/wp-content\/uploads\/2017\/06\/benefits-Copy.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignright size-medium wp-image-6314\" src=\"https:\/\/teammovemortgage.com\/blog\/wp-content\/uploads\/2017\/06\/benefits-Copy-300x191.jpg\" alt=\"va cash out refinance\" width=\"300\" height=\"191\" \/><\/a><\/li>\n<li>Pay off other debts<\/li>\n<li>Cash for home improvements<\/li>\n<li>Cash in hand<\/li>\n<li>Down payment for <a href=\"http:\/\/teammovemortgage.com\/vacation-home-purchase\/\">second home <\/a>or <a href=\"http:\/\/teammovemortgage.com\/rental-properties\/\">rental purchase<\/a><\/li>\n<li>Pay off a construction loan<\/li>\n<\/ul>\n<p>As you can tell, there are a lot of ways a <a href=\"http:\/\/teammovemortgage.com\/va-loan\/\">VA loan <\/a>can help.\u00a0 First of all, a VA cash out loan is only for a primary residence.\u00a0 So let&#8217;s explain these scenarios and why to potentially use a VA loan with them.<\/p>\n<p><strong>Refinance a conventional, USDA, or FHA loan<\/strong>.\u00a0 For various reasons, a Veteran may have something other than a VA loan.\u00a0 Maybe the eligibility was tied up at the time the mortgage was obtained.\u00a0 What if the Veteran put down 20% or more and wanted to save their <a href=\"http:\/\/teammovemortgage.com\/blog\/2015\/05\/23\/va-certificate-of-eligibility\/\">VA eligibility?<\/a>\u00a0 Maybe paying the funding fee wasn&#8217;t the best scenario then.<\/p>\n<p><strong>Pay off other debts<\/strong>.\u00a0 Maybe because of paying down the mortgage balance and\/or an increase in appraised value, there is sufficient equity that could be used for consolidating debts.\u00a0 Paying off higher interest rate cards, loans, <a href=\"http:\/\/www.investopedia.com\/terms\/t\/taxliencertificate.asp?ad=dirN&amp;qo=investopediaSiteSearch&amp;qsrc=0&amp;o=40186\">tax liens<\/a>, home equity line of credit, mortgages on another property, or more could make sense.\u00a0 Among other things, paying off debts could increase cash flow for the household.\u00a0 But, always\u00a0think through\u00a0adding unsecured debt to your home.\u00a0 If the mortgage is not paid on-time, then it could result in a <a href=\"https:\/\/en.wikipedia.org\/wiki\/Foreclosure\">foreclosure<\/a>.<\/p>\n<p><strong>Cash for home improvements<\/strong>.\u00a0 Are there improvements or additions desired for the home?\u00a0 Often there are home improvement projects such as a kitchen or bathroom remodel, but cash is not available to make the improvements.\u00a0 If the cash is available, it could still make sense to include it in the mortgage instead.\u00a0 With equity in the home accessed by a VA cash out refinance, it could allow\u00a0the funds needed.\u00a0 Although, keep in mind that the home must be in good condition at the time of the appraisal.\u00a0 Additionally, there can be no work in progress at the time of the appraisal.<\/p>\n<p><strong>Cash in Hand<\/strong>.\u00a0 Sometimes there are just reasons to get cash.\u00a0 Maybe it is to pay a large <a href=\"https:\/\/www.irs.gov\/\">IRS<\/a> bill due, help a relative with situation, pay for college rather than a <a href=\"https:\/\/www.navient.com\/\">student loan<\/a>, or others.\u00a0 For the most part, cash may be received by the borrower from a refinance.<\/p>\n<p><strong>Down Payment for a Second Home or Rental<\/strong>.\u00a0 Let&#8217;s say a Veteran wants to buy a vacation home or start investing in rental properties.\u00a0 Well, a cash out refinance could allow the Veteran to access the down payment funds for this purchase.\u00a0 A mortgage on the new property could be combined with the cash from the VA refinance to make the purchase.<\/p>\n<p><strong>Pay off a Construction Loan<\/strong>.\u00a0 A big and popular benefit of a VA refinance loan is that it will pay off a construction loan used to build a primary residence.\u00a0 So the construction loan helps build the home and VA will lend up to 100% of the appraised value to pay off the construction.\u00a0 The value is based on the &#8220;as completed&#8221; value too.\u00a0 This is a great advantage over other types of loan which require equity in the property or down payment in order to pay off construction loans.<\/p>\n<h2 style=\"text-align: center;\"><a href=\"http:\/\/teammovemortgage.com\/blog\/2015\/06\/12\/va-construction-loans\/\">Check out how a construction loan and VA refinance works<\/a><\/h2>\n<p><strong>No Appraisal Seasoning<\/strong>.\u00a0 Plus VA loans do not have a seasoning requirement to use appraised value.\u00a0 So for instance, if someone purchased or refinanced a home 6 months ago, the appraised value could be used in a new VA cash out refinance.<\/p>\n<p><strong>Cash Out Refinance After Divorce.\u00a0 <\/strong>If a Veteran is getting or has gotten divorced, it is ok for a cash out loan.\u00a0 So a Veteran still occupying the home may be able to refinance while the ex-spouse is removed from title.\u00a0 The cash out could even be used to pay off an equitable distribution to the ex-spouse.<\/p>\n<h2>Advantages of a VA Cash Out Refinance<\/h2>\n<p>You saw above that there are several reasons to use a VA loan for a refinance.\u00a0 Additionally, there are other large advantages for VA loans compared to other refinancing products.\u00a0 The first and probably biggest is that a Veteran may borrow up to 90% of the appraised value for the above refinance scenarios!\u00a0 The amount depends on the Veteran&#8217;s entitlement available, plus the percentage lowers once over the VA loan limit for the county. \u00a0Other loan types like Fannie Mae, <a href=\"http:\/\/www.freddiemac.com\/\">Freddie Mac<\/a>, and FHA only allow a maximum of 80% of value for cash out refinances.\u00a0 USDA will not allow a cash out loan.\u00a0 That is an extra potential 10% in equity to access!<\/p>\n<p>Then the next huge advantage is that VA loans do not have a monthly PMI fee.\u00a0 That means that even though the borrower is financing over 80%, the monthly payment will not include monthly <a href=\"http:\/\/teammovemortgage.com\/blog\/2015\/05\/22\/what-is-pmi-insurance\/\">PMI<\/a> like other loans.\u00a0 Although VA loans do require a VA funding fee of 2.30 &#8211; 3.45% generally financed on top of the base loan amount.\u00a0 UNLESS, the Veteran is exempt from the funding fee because of a VA disability.\u00a0 When exempt from this center;\">How to Prepare for a VA Appraisal<\/h2>\n<p>On a purchase, you at least have something to go by for an approximate value.\u00a0 You would have a purchase price and a <a href=\"http:\/\/www.realtor.com\/\">Realtor<\/a> that can pull comparable sales.\u00a0 But on a refinance, there is not as much to go by for a VA appraisal value.\u00a0 There are things you can for a <a href=\"http:\/\/www.homes.com\/\">purchase<\/a> or refinance, other than an IRRRL, requires a satisfactory termite inspection report.\u00a0 On a purchase, the Veteran is actually not allowed to pay for the report.\u00a0 Although on a VA cash out refinance, the Veteran may and usually does pay for the required pest inspection.\u00a0 The termite inspection is just another way of VA making sure that the Veteran&#8217;s property meets certain condition requirements.\u00a0 This report checks for wood destroying pests, wood damage, and moisture issues.\u00a0 If issues are found, they must
