{"id":6284,"date":"2017-06-09T05:48:57","date_gmt":"2017-06-09T09:48:57","guid":{"rendered":"http:\/\/teammovemortgage.com\/?p=6284"},"modified":"2020-07-13T22:29:02","modified_gmt":"2020-07-13T22:29:02","slug":"mortgage-credit-score","status":"publish","type":"post","link":"https:\/\/teammovemortgage.com\/blog\/mortgage-credit-score\/","title":{"rendered":"Why is my Mortgage Credit Score Lower Than my Free Credit Scores?"},"content":{"rendered":"<p>Maybe you paid for a credit score or maybe you got it for free.\u00a0 But most find out that there is a big problem with these scores!\u00a0 The fault in the credit scoring systems used is they do not match the mortgage credit score pulled by lenders.\u00a0 If you&#8217;re thinking that this is unfair and wrong, you would be correct!\u00a0 So let us clear up some of the credit scoring confusions.<\/p>\n<h2>Which Mortgage Credit Score do Lenders and Banks Use?<a href=\"https:\/\/teammovemortgage.com\/blog\/wp-content\/uploads\/2017\/06\/credit-score-with-magnifying-glass.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignright size-medium wp-image-6286\" src=\"https:\/\/teammovemortgage.com\/blog\/wp-content\/uploads\/2017\/06\/credit-score-with-magnifying-glass-300x200.jpg\" alt=\"mortgage credit score\" width=\"300\" height=\"200\" \/><\/a><\/h2>\n<p>Most know that there are 3 major credit bureau companies.\u00a0 These 3 credit bureaus are <a href=\"https:\/\/www.equifax.com\/personal\/\">Equifax<\/a>, <a href=\"http:\/\/www.experian.com\/\">Experian<\/a>, and <a href=\"https:\/\/www.transunion.com\/\">Transunion<\/a>.\u00a0 So which ones do mortgage lenders use then?\u00a0 Well, mortgage lenders use all 3 of them in what is called a &#8220;trimerge credit report&#8221;.\u00a0 This means that all 3 credit bureau reports are merged into one, easier to review file.\u00a0 Then, lenders will use the middle of the 3 scores for the actual mortgage credit score.\u00a0 The interest rate qualification is based on this middle score.\u00a0 Although, there are a couple exceptions to using 3 scores though:<\/p>\n<ul>\n<li>If only 2 scores, can use the lower of the two<\/li>\n<li>If only 1 score, sometimes can use the one score<\/li>\n<\/ul>\n<h3>Examples of Middle Credit Scores:<\/h3>\n<p>Remember, this is not the average of 3 scores.\u00a0 It is the middle score.\u00a0 So if your scores are 640, 641, 700, the middle score is 641.\u00a0 If you only have 2 scores of 640 and 800, the score used will be 640.<\/p>\n<blockquote><p>&#8220;The interest rate is based on this middle score.&#8221;<\/p><\/blockquote>\n<p>There are some rare instances where a credit union or bank may use just one bureau.\u00a0 These are typically companies that have their own products and do not underwrite to agency guidelines.<\/p>\n<p>[av_button_big label=&#8217;Apply Online for Your Mortgage Credit Score&#8217; custom_font=&#8217;#ffffff&#8217; color=&#8217;theme-color&#8217; custom_bg=&#8217;#444444&#8242; color_hover=&#8217;theme-color-subtle&#8217; custom_bg_hover=&#8217;#444444&#8242;]<br \/>\nPrequalify to buy a home now with your real mortgage credit score<br \/>\n[\/av_button_big]<\/p>\n<h2>What is a Good Mortgage Credit Score?<\/h2>\n<p>If you have read many of our articles on credit, you will see this saying &#8220;Everyone is a number, so you may as well have a good one&#8221;.\u00a0 Credit scoring is used in much more than buying a home.\u00a0 Actually it is used for insurance, <a href=\"http:\/\/www.bankrate.com\/calculators\/auto\/auto-loan-calculator.aspx\">auto\u00a0loans<\/a>, <a href=\"http:\/\/www.investopedia.com\/terms\/c\/creditcard.asp?ad=dirN&amp;qo=investopediaSiteSearch&amp;qsrc=0&amp;o=40186\">credit cards<\/a>, and even <a href=\"https:\/\/www.indeed.com\/\">jobs<\/a>.\u00a0 Of course if you can have over an 800 credit score, that is a great goal.\u00a0 But typically for mortgage loans, a 760 score will get you the best interest rate.\u00a0 Although government loans such as <a href=\"https:\/\/www.va.gov\/\">VA<\/a>, <a href=\"https:\/\/www.rd.usda.gov\/\">USDA<\/a>, and <a href=\"https:\/\/portal.hud.gov\/hudportal\/HUD\">FHA<\/a> could have credit scores in the mid 600&#8217;s at practically the same rate as a 740 score.<\/p>\n<p><a href=\"http:\/\/fanniemae.com\/portal\/index.html\">Conventional<\/a> loans are more sensitive to credit scores.\u00a0 So it would be more difficult for loan approval on a conventional loan compared to a government loan with scores in the 600&#8217;s.<\/p>\n<h2>Why is My Credit Score Different Than My Mortgage Credit Score?<a href=\"https:\/\/teammovemortgage.com\/blog\/wp-content\/uploads\/2017\/06\/rolling-dice-with-credit-scores.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignright size-medium wp-image-6287\" src=\"https:\/\/teammovemortgage.com\/blog\/wp-content\/uploads\/2017\/06\/rolling-dice-with-credit-scores-300x277.jpg\" alt=\"what is a good credit score\" width=\"300\" height=\"277\" \/><\/a><\/h2>\n<p>So, what is the reason you get a credit score of 680 from one place and then mortgage credit scores of 620?\u00a0 Believe it or not, this is a common occurrence.\u00a0 The problem is that there are so many different scoring models by the bureaus.\u00a0 These models include scores for auto, insurance, credit card, and more.\u00a0 But typically it is the online scores offered by <a href=\"https:\/\/www.freecreditscore.com\/\">freecreditscore.com<\/a>, <a href=\"https:\/\/www.annualcreditreport.com\/index.action\">annualcreditreport.com<\/a>, <a href=\"https:\/\/www.creditkarma.com\/\">credit karma<\/a>, or other direct to consumer scores that will vary widely from your mortgage credit score.<\/p>\n<p>The reason the scores differ so much is that they all have different scoring criteria.\u00a0 Plus some scoring models top out\u00a0scores at 1000, but mortgage scores are 840.\u00a0 So if you are given a score based on a 1000 point scoring system, it will be much higher than the mortgage credit scores.\u00a0 Therefore the best thing to do is get your mortgage credit score and don&#8217;t trust the others when buying a home!<\/p>\n<h2>Did You Know&#8230;<\/h2>\n<ul>\n<li><a href=\"http:\/\/teammovemortgage.com\/blog\/2016\/10\/16\/credit-mistakes-avoid-prior-closing\/\">Paying off a collection could lower your credit scores<\/a><\/li>\n<li><a href=\"http:\/\/teammovemortgage.com\/blog\/2014\/10\/10\/fha-minimum-credit-score\/\">FHA<\/a> and <a href=\"http:\/\/teammovemortgage.com\/blog\/2014\/10\/10\/va-loan-minimum-credit-score\/\">VA loans <\/a>are possible with a 600 credit score<\/li>\n<li><a href=\"http:\/\/teammovemortgage.com\/blog\/2015\/12\/01\/watch-out-for-the-holidays-and-what-they-can-do-to-your-credit-scores\/\">Department store cards and holiday shopping can hurt scores<\/a><\/li>\n<li><a href=\"http:\/\/teammovemortgage.com\/blog\/2016\/01\/15\/all-i-have-is-1-student-loan-on-my-credit-report-can-i-buy-a-home\/\">It is possible to buy a home with as little as one item reporting on credit<\/a><\/li>\n<li><a href=\"http:\/\/teammovemortgage.com\/blog\/2015\/03\/01\/credit-report-errors\/\">Everyone should check their credit once per year &amp;
