{"id":6219,"date":"2017-05-22T11:55:41","date_gmt":"2017-05-22T15:55:41","guid":{"rendered":"http:\/\/teammovemortgage.com\/?p=6219"},"modified":"2020-07-13T22:29:02","modified_gmt":"2020-07-13T22:29:02","slug":"va-alive-and-well-statement","status":"publish","type":"post","link":"https:\/\/teammovemortgage.com\/blog\/va-alive-and-well-statement\/","title":{"rendered":"Understanding a VA Alive and Well Statement for Military POA Closings"},"content":{"rendered":"<p>Service members and military Veterans have a very affordable way to buy a <a href=\"http:\/\/www.realtor.com\/\" target=\"_blank\" rel=\"noopener noreferrer\">home<\/a> with a VA loan.\u00a0 This is a huge advantage for military buyers and feel free to check\u00a0our expansive <a href=\"http:\/\/teammovemortgage.com\/category\/va-loans\/\" target=\"_blank\" rel=\"noopener noreferrer\">library of VA<\/a>\u00a0articles backing this up!\u00a0 But what if the active duty or Veteran borrower is not available for closing?\u00a0\u00a0Well, most\u00a0<a href=\"http:\/\/www.military.com\/\">military <\/a>families are familiar with the general requirements for a Power of Attorney (POA).\u00a0\u00a0A POA\u00a0allows another to sign for the Veteran that\u00a0is unable to attend closing.\u00a0 But a lesser known requirement is the mortgage lender must verify the Veteran is &#8220;alive and well&#8221;.\u00a0 This\u00a0certification\u00a0is actually called a VA Alive and Well Statement.<\/p>\n<p>Military service members are used to being tied up or even out of the country.\u00a0 But buying a <a href=\"https:\/\/www.zillow.com\/\">home<\/a> is still possible in these cases.\u00a0 We have even helped military families where the service member is stationed overseas throughout the <a href=\"https:\/\/www.trulia.com\/\">home<\/a> purchase.\u00a0 Of course it is very important to bring up this point to your loan officer as it is important to prepare for the alive and well certification process.<\/p>\n<h2>VA Alive and Well Statement Process<\/h2>\n<p>Although the Alive and Well cert happens in the end, early discussion is paramount.\u00a0 Of course, military families know better than anyone that changes happen at any time.\u00a0 A deployment or special mission could come at a moment&#8217;s notice.\u00a0 But the important thing to remember is to mention up-front if the Veteran will not be able to attend closing. I will ask at application if the Veteran will attend closing too.\u00a0 Generally, the Alive and Well certification process looks like this.<\/p>\n<ol>\n<li>Veteran first mentions unavailability<\/li>\n<li>POA requirements are discussed<\/li>\n<li>Contact information for Veteran provided &#8211; Veteran phone number\u00a0and\u00a0MILITARY email<\/li>\n<li>VA Alive and Well Statement performed<\/li>\n<\/ol>\n<p>So the Veteran&#8217;s contact information for the statement is important.\u00a0 Also, the actual verification is performed on the day of closing.\u00a0 Within our company, the closer will make the contact with the Veteran on closing day to meet this VA requirement.<\/p>\n<h2>VA Alive and Well Statement Requirement<\/h2>\n<p>VA guidelines are very specific in this area and the requirement is stated in <a href=\"https:\/\/www.va.gov\/\">VA<\/a> pamphlet, Chapter 9, Section 7.\u00a0 The following is the VA guideline to be followed.<\/p>\n<blockquote><p><em>&#8220;The lender must always verify that the Veteran is alive at the time of the loan closing, whether or not the Veteran is still in the military.\u00a0 We only require an Alive and Well certification from a Veteran when a POA is being used.\u00a0 This is regardless of whether they are in the military or not.\u00a0 An Alive and Well statement is not necessary for a Veteran&#8217;s spouse, if the Veteran is signing the loan documents with a power of attorney as attorney-in-fact for the spouse.&#8221;<\/em><\/p><\/blockquote>\n<h2>VA Alive and Well Process for Non-Active Duty Veterans That Cannot Attend Closing<\/h2>\n<p>Although this circumstance happens more often with active duty, it may also happen with Veterans outside the service.\u00a0 For instance, we just had a Veteran who must attend a required employment training.\u00a0 Therefore, the Veteran could not attend closing during this out of town training.\u00a0 In this case, we follow a similar process with two revisions.<\/p>\n<ol>\n<li>Veteran first mentions unavailability<\/li>\n<li>POA requirements are discussed<\/li>\n<li>Contact information for Veteran provided &#8211; Veteran phone number or work email<\/li>\n<li>Signed letter by Veteran explaining reason for POA<\/li>\n<li>VA Alive and Well Statement performed<\/li>\n<\/ol>\n<p>Did you catch it?\u00a0 The\u00a0first difference includes\u00a0a signed letter of explanation from the Veteran for missing the closing.\u00a0 Additionally, the Veteran&#8217;s\u00a0work email may be used for verifying the Veteran is &#8220;Alive and Well&#8221;.\u00a0 So not a personal email like yahoo or gmail.<\/p>\n<p>Although a VA loan doesn\u2019t require a down payment and has such great terms, we feel education is key.\u00a0 We are not just an online company or call center type lender.\u00a0 Conversely,\u00a0your loan officer\u00a0thoroughly discusses\u00a0your loan options and goals so that you are a knowledgeable and happy buyer.\u00a0 Learn more about the <a href=\"http:\/\/teammovemortgage.com\/blog\/2017\/05\/10\/va-home-loan-process\/\" target=\"_blank\" rel=\"noopener noreferrer\">VA Home Loan Process for Active Duty Military<\/a>.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Service members and military Veterans have a very affordable way to buy a home with a VA loan.\u00a0 This is a huge advantage for military buyers and feel free to check\u00a0our expansive library of VA\u00a0articles backing this up!\u00a0 But what if the active duty or Veteran borrower is not available for closing?\u00a0\u00a0Well, most\u00a0military families are [&hellip;]<\/p>\n","protected":false},"author":2,"featured_media":6226,"comment_status":"closed","ping_status":"closed","sticky":false,"template":"","format":"standard","meta":{"_acf_changed":false,"footnotes":""},"categories":[33,48],"tags":[938,939,940,941,942,943,944,945],"class_list":["post-6219","post","type-post","status-publish","format-standard","has-post-thumbnail","hentry","category-frequently-asked-questions","category-va-loans","tag-alive-and-well-cert","tag-alive-and-well-certification","tag-alive-and-well-statement-example","tag-alive-and-well-statement-form","tag-alive-and-well-statement-sample","tag-military-power-of-attorney","tag-va-alive-and-well-statement","tag-va-alive-and-well-statement-requirement"],"acf":[],"yoast_head":"<!-- This site is optimized with the Yoast SEO plugin v26.9 - https:\/\/yoast.com\/product\/yoast-seo-wordpress\/ -->\n<title>VA Alive and Well Statement Explained for VA Loans Involving a POA<\/title>\n<meta name=\"description\" content=\"Understand why the VA alive and well statement is required on VA loans which involve a POA for the service member or Veteran.
