budget, and 4) documenting rent history.\u00a0 <strong>Today, we are discussing Roadblock # 5:\u00a0 Why and How You Should Use a Realtor to Make a\u00a0Home Purchase Easier.<\/strong><\/p>\n<p>Many buyers believe\u00a0a\u00a0buyers agent is\u00a0a waste of money OR\u00a0just don&#8217;t know how much a good Realtor will do.\u00a0 So this article is to make sure prospective buyers understand these benefits.\u00a0 In addition,\u00a0the buyer&#8217;s representation is almost always at No Charge to the buyer!<\/p>\n<h2>Don&#8217;t Make These Mistakes\/Misunderstandings, How a Realtor Will Help You<\/h2>\n<ul>\n<li><strong>Expect\u00a0a Realtor to\u00a0show a lot of properties before getting pre-qualified with a knowledgeable mortgage lender.<\/strong>\u00a0\u00a0Most of the time a\u00a0Realtor\u00a0will require\u00a0a mortgage prequalification for a certain price range and mortgage type before showing\u00a0properties.\u00a0 We have seen so many important\u00a0examples for why Realtors require this prequalification like below.\n<ul>\n<li>Often buyers misunderstand how mortgage payments work.\u00a0 We have seen buyers ask us to check numbers on a $300,000 house yet\u00a0want a $600 total payment at the most.<\/li>\n<li>Buyers forget to add in PMI, Annual Fees, or Escrows in the house payments.\u00a0\u00a0Excluding these creates a big payment discrepancy.<\/li>\n<li>Not understanding a prequalification amount will waste the time of the buyer and Realtor.\u00a0 Why look at homes that do not meet payment goals or prequalification?<\/li>\n<li>Realtors have taken so many buyers through dozens of houses to then find out that the buyer doesn&#8217;t even qualify for a purchase or at a price point nowhere near the houses being looked at.\u00a0 Having the prequalification helps the Realtor show\u00a0homes that fit\u00a0the buyer&#8217;s\u00a0parameters.\u00a0 Why look at homes in a shotgun format when\u00a0there could be a\u00a0laser focus?<\/li>\n<\/ul>\n<\/li>\n<li><strong>Believe that a website\u00a0like Zillow will\u00a0provide everything about a\u00a0changing real estate market<\/strong>.\u00a0 Generally the\u00a0public purchases a few homes in\u00a0a lifetime.\u00a0\u00a0Realtors, on the other hand, keep up with\u00a0the local\u00a0market\u00a0heartbeat and know which homes will meet a client&#8217;s wish list.\u00a0 Let the Realtor weave through the properties that meet your requirements<\/li>\n<li><strong>Believing the Realtor is just out to make a buck<\/strong>.\u00a0 Of course they get paid, but\u00a0a Realtor has a fiduciary responsibility in representing\u00a0a buyer\u00a0as a\u00a0buyer&#8217;s agent.\u00a0 So it is their duty to give\u00a0a buyer the best representation and get\u00a0the best price.<\/li>\n<li><strong>Believing the online value of a home<\/strong>.\u00a0 Online estimates like Zestimate can be off by A LOT and they even\u00a0say it\u00a0in the small print.\u00a0\u00a0A Realtor will expertly pull comparable closed sales of homes to help determine an offer price for you that will be much more accurate.<\/li>\n<li><strong>Pretending to understand the purchase contract<\/strong>.\u00a0 This is not the time to act like you know it all.\u00a0 Even if you do, let your Realtor go over the entire contract\u00a0and explain the\u00a0details.\u00a0\u00a0Most are amazed at the important requirements and disclosures in a real estate contract.\u00a0\u00a0A Realtor is\u00a0a licensed and trained\u00a0expert, so listen and then ask questions.<\/li>\n<li><strong>If I use the listing agent, I will save money<\/strong>.\u00a0\u00a0The seller agrees to pay a commission when their home sells.\u00a0 This commission\u00a0is split between the seller&#8217;s agent and the buyer&#8217;s agent.\u00a0 So\u00a0a buyer&#8217;s\u00a0Realtor will be paid by the seller&#8217;s funds most of the time!<\/li>\n<li><strong>Only window shop online to choose the houses you should visit<\/strong>.\u00a0 Pictures are nice but remember often the pictures are from the perfect day and the perfectly staged look.\u00a0 Listen to\u00a0the Realtor as they have often seen many of the homes\u00a0being viewed online.\u00a0\u00a0This is especially true when on the market a while.<\/li>\n<li><strong>Expecting to meet for the first time and look at houses right away<\/strong>.\u00a0 Let the Realtor go through the interview process\u00a0to make a plan for areas and houses to view.\u00a0 Would\u00a0anyone want to tell\u00a0a doctor that\u00a0there is a\u00a0chest pain and immediately the doctor puts you on the operating table?\u00a0 No!<\/li>\n<li><strong>I should see 3 homes and then miraculously close all within a 30 minute HGTV show.\u00a0<\/strong> Remember that on HGTV, they have really looked at probably many homes, edited all the outtakes, and then jumped ahead to the closing.\u00a0 Actually many of these homes have already closed and the whole show is staged.\u00a0 Remember that it may take some time to determine\u00a0wants and needs, compare to the market, and then find the right home.<\/li>\n<\/ul>\n<h2>5\u00a0Important Tips to Understand Your Relationship With Your Realtor:<\/h2>\n<ol>\n<li><strong>Decide on a Realtor\u00a0and any listed home can be viewed<\/strong>.\u00a0 Too often, we see buyers choose a Realtor and then next thing we know they are working with another Realtor.\u00a0 The reason?\u00a0 &#8220;Well, I drove by a house I like and called the name on the sign so I could see it&#8221;.\u00a0 This is a big misunderstanding.\u00a0 Remember that\u00a0a buyer&#8217;s agent can show\u00a0any house that is listed for sale.\u00a0 So\u00a0if there is a home of interest,\u00a0a buyer should tell the\u00a0agent.\u00a0 The agent\u00a0will research the home, set up the appointment, and\u00a0show\u00a0the buyer the home.\u00a0\u00a0At that point if the buyer wants to make an offer, the\u00a0Realtor\u00a0will prepare and present the paperwork to the seller&#8217;s agent.\u00a0\u00a0Your agent has already gone through the interview process with you and probably by then, knows your needs so why jump ship?<\/li>\n<li><strong>A good Realtor will ask\u00a0important questions to start\u00a0the home search\u00a0 such as:<\/strong>\n<ol>\n<li>What school district works best?<\/li>\n<li>How many bedrooms &amp; baths are needed?<\/li>\n<li>Do you have a mortgage pre-qualification?<\/li>\n<li>Who is your loan officer so I can discuss directly how much you qualify for?\u00a0 It is mportant to know if seller paid costs are needed, if there are geographic restrictions such as for USDA, the price range of home, and many other items<\/li>\n<li>Are there neighborhoods that you really like?<\/li>\n<li>What amenities do you like\u00a0or require such as 1 story, an office, open concept, etc?<\/li>\n<\/ol>\n<\/li>\n<li><strong>Listen to your Realtor&#8217;s advice.<\/strong>\u00a0 It is their job to know the neighborhoods, the homes available as they come up (remember they can&#8217;t know them all), and much more.\u00a0\u00a0The home buying process has just started\u00a0so make sure\u00a0to listen to their advice.\u00a0 It is usually very good advice.<\/li>\n<li><strong>Use\u00a0the Realtor&#8217;s knowledge to know if a property meets the\u00a0condition requirements for the buyer&#8217;s specific mortgage<\/strong>.\u00a0 For instance,\u00a0a VA loan\u00a0will not allow\u00a0a leaking roof.<\/li>\n<li><strong>Be reasonable with your Realtor<\/strong>.\u00a0 Too often buyers are too demanding of their Realtor.\u00a0 Remember that..\n<ol>\n<li>Realtors have lives too so be considerate of their time as well<\/li>\n<li>Don&#8217;t look at houses until pre-qualified<\/li>\n<li>Looking at a hundred houses is too much.\u00a0 Would you spend 25 weekends driving a couple to see every house which costs a lot in gas, wear and tear on a vehicle, and more importantly-time?\u00a0 Probably not, so refer to the top of this article again.<\/li>\n<\/ol>\n<\/li>\n<\/ol>\n<h2>Read the other articles in the
